James Guille

James is a Legal Director in Acuity Law’s Real Estate Finance team. He advises funders, developers and property owners on complex, high-value transactions across the residential, commercial and energy sectors.

He acts on development finance arrangements and supports clients with structuring and negotiating key terms, including overage, planning and SAB agreements. In particular, he works on projects with development challenges. Here, he focuses on clear, commercial solutions that help transactions progress and align the interests of funders and developers.

He also advises on large portfolio refinances across residential, healthcare and housing association assets. As a result, clients can better assess and manage risk while putting in place practical solutions for long-term stability and value.

In the renewable energy sector, he works with funders and developers on wind, solar and battery storage projects. These span both development and operational stages. In addition, he negotiates funder protections such as step-in rights and direct agreements, ensuring risks are managed while enabling investment and delivery.

Overall, James works closely with his clients to deliver commercially focused solutions. He also challenges convention where appropriate and supports transactions that help businesses succeed.
