About

Sean Chapman James is a Senior Associate in our Real Estate team and co-leads Acuity Law’s dynamic Energy Sector Group.

Sean combines technical expertise with commercial insight to support clients across the evolving energy and infrastructure landscape. With a strong passion for renewables and sustainable development, he advises both developers and landowners on all aspects of site assembly, infrastructure, and connection arrangements. Moreover, his work spans a wide range of clean energy projects, including solar PV, battery energy storage systems (BESS), and wind power developments.

As co-lead of the firm’s cross-disciplinary energy team, Sean helps clients navigate the complex legal frameworks surrounding energy projects. The team provides full-spectrum legal support – from planning and development consent orders (DCOs), real estate and construction, through to project finance, corporate structuring, commercial contracts, telecoms, regulation, employment and dispute resolution. In addition, Sean plays a key role in connecting international energy companies and investors with opportunities across the UK, aligning global capital with local expertise.

As well as his energy practice, Sean is experienced in handling a broad range of commercial real estate matters. His clients include private businesses, high-net-worth individuals, real estate investment firms, local authorities, the Welsh Government, and third sector organisations. He supports them on development and investment transactions, as well as landlord and tenant issues.

Collaborative and commercially minded, Sean is known for his practical, plain-speaking advice. Furthermore, he works closely with clients to help drive the transition to a low-carbon economy – a global imperative that underpins much of his legal work.

Outside of work, Sean enjoys spending time with his wife and daughter, socialising with friends, staying active, and playing golf – ideally followed by a good meal.

Acting for several Housing Associations on the acquisition and development of sites across Wales.

Advising a client on the variation of an existing option agreement and lease for a wind turbine to maximise rent revenue.

Advising a Local Health Board on the acquisition of their new headquarters in South Wales.

Lead adviser for a private fund on all asset management issues across their retail property portfolio in Cardiff.

Acting for a SIPP on a re-gear of multiple leases during the pandemic.
