Legal expertise supporting the delivery of safe, sustainable communities.

Social housing providers operate within an increasingly complex environment. Alongside the responsibility of delivering high-quality homes and services to residents, organisations must navigate changing regulation, financial pressures, evolving governance requirements and growing expectations around accountability and tenant engagement. At the same time, many providers are pursuing ambitious development programmes, investing in existing housing stock and adapting to new legislation and operational demands.

In this environment, legal advisers need to understand far more than the law. They must appreciate the realities of operating within the social housing sector and provide practical, commercially focused advice that supports long-term success.

At Acuity Law, we specialise in providing commercial legal services tailored to the unique needs of the social housing providers and pride ourselves on working closely in partnership with our clients, often as an extension of their in-house team.

By understanding how our clients operate, the pressures they face and our experience of the social housing market, we can provide proactive and innovative legal advice and support. Whether you are dealing with property development, construction contracts, navigating complex planning and financing issues, or managing occupation of your properties, our experienced team can provide practical, strategic advice that makes a real difference and helps you succeed in an ever-evolving sector.

Work highlights

Some of our Social Housing work highlights include:

Coastal Housing Group Limited
Our Team advised Coastal Housing Group Limited (Coastal) on its £28.5 million acquisition of Plot B3, Kings Road, Swansea Waterfront, for the development of 104 residential homes and two commercial units. The firm also advised on the building contract, contractor warranties, performance guarantees, and professional appointments. The project was the largest grant-funded social housing development in Wales last year. Acuity continues to offer ongoing advice on sectional agreements, licences, and construction warranties.
Trivallis / Bluefield Land
We advised in connection with a package deal (using the JCT D&B 2016) between housing association Trivallis and Bluefield Land. The transaction related to the former Button Factory in Porth. Simultaneously, on completion of the purchase contract, the JCT was entered into between Trivallis and Bluefield for Bluefield to deliver 10 new energy efficient homes that will cost tenants less to heat, while also helping them produce fewer carbon emissions. The site will include 4 x 1 bedroom walk up flats, 6 x 2-bedroom houses.
Housing Management and Litigation
The firm provides legal services to a not-for-profit housing association client, addressing various housing management issues. This includes handling cases related to anti-social behaviour, criminal activities, property maintenance, failure to provide access for services, capacity and Equality Act 2010 issues, abandonment, and disrepair claims. We also offer advice on the Renting Homes (Wales) Act 2016. Acuity has represented the client in multiple court hearings, with many cases resolved without needing court action.
The firm continues to be instructed by a number of housing association in relation to any commercial property-related disputes across their commercial portfolio. This includes, in the last 12 months, action for non-payment of rent and for other breaches of lease terms in their commercial property portfolio. Dilapidations claims; disputes relating to service charges and boundary disputes/adverse possession/trespass claims.
Housing Association Training
We provided training relating to a housing association on the requirements for health and safety, Housing Associations’ obligations and individuals’ obligations and strategies to prevent accidents and their consequences. Topics covered included: Health & Safety law for an organisation and individuals; understanding the consequences of a health and safety incident for organisations and individuals; how effective leadership can prevent an accident in the first place and reduce the serious consequences if an incident does occur and how to respond and investigate a serious accident.

Understanding the Social Housing Sector.

The social housing sector has experienced significant change in recent years. Providers face increasing regulatory scrutiny, heightened expectations regarding governance and consumer standards, and growing pressure to improve existing housing stock while continuing to develop new homes.

Balancing financial sustainability with social purpose remains a constant challenge. Providers must manage complex funding arrangements, address evolving building safety obligations, navigate planning requirements and respond effectively to resident concerns and disputes.

By understanding both the strategic priorities and day-to-day challenges facing social housing providers, we help clients make informed decisions, anticipate future developments and build resilient organisations equipped to meet the needs of their communities.

Supporting sustainable success

No two social housing providers are the same. Each organisation has its own governance structure, strategic priorities, development ambitions and operational challenges. The legal advice required by a large housing association delivering extensive regeneration programmes will differ significantly from that needed by a smaller provider focused on local communities.

That is why we take the time to understand our clients properly and rather than offering standardised solutions, we focus on identifying practical strategies that address immediate concerns while supporting longer-term success.

Social housing providers play a vital role in creating safe, stable and thriving communities. As the sector continues to evolve, organisations require legal advisers who understand the unique challenges they face and who are committed to helping them succeed.

Whatever the challenge, our focus remains the same: understanding our clients, supporting their objectives and providing forward-thinking legal advice that enables them to thrive in an increasingly complex social housing landscape.
