Wales is taking a bold and innovative step toward solving its housing challenges with Tai Ar y Cyd, a transformative modular housing project.

With a vision to construct 20,000 high-quality, sustainable homes, by 2030, this initiative is set to redefine the future of affordable and environmentally friendly housing in the country.

A Solution for Growing Demand

The growing population and a 27.9% increase in migration from England between 2020 and 2022 have intensified Wales’s housing needs. The Welsh Government estimates that 14,000 new homes are required annually over the next 15 years. Modular housing offers a swift and cost-effective solution towards this demand, with construction times as low as 10 days and homes ready for occupancy within three weeks. In stark contrast to the average UK construction time of 40 weeks, this approach provides a rapid response to housing shortages.

Affordable and High-Quality Homes

Tai Ar y Cyd combines affordability with quality. A modular timber-framed house costs approximately £80,000, significantly less than the £309,000 average price of a traditional new-build in Wales. Despite their lower cost, these homes meet stringent Welsh development quality and housing standards, ensuring modern and comfortable living spaces. The project has already attracted substantial investment, with £300,000 from the Welsh Government and an additional £580,000 from consortium members.

Sustainability at the Core

Sustainability is a cornerstone of Tai Ar y Cyd. Modular houses use local timber and supply chains, reducing emissions and promoting economic growth within Wales. Factory production minimises material waste, while designs incorporating solar panels further decrease energy costs for residents. These homes require 32% less heating energy compared to traditional builds, saving households around £800 annually on energy bills. The project aligns with Wales’s commitment to achieving net-zero emissions by 2050, making it a critical player in the fight against climate change.

Economic and Social Benefits

The project promises to generate green jobs, enhance local economies, and create training opportunities. By sourcing materials locally and relying on repeatable designs, Tai Ar y Cyd supports Welsh businesses and strengthens the community. Additionally, the swift and predictable construction process reduces risks associated with delays and cost overruns, ensuring that homes are delivered on time and within budget.

Examples of Success

The modular housing model has already demonstrated its effectiveness across the UK, producing 3,300 homes annually and accounting for 30% of research and development in the housing sector. Modular homes use 55% less energy during construction and achieve a 32% reduction in heating requirements. These benefits are especially significant during the current cost-of-living and energy crises.
