Sian is an experienced and commercially focused Senior Associate in our real Estate team.

Sian has 18 years of experience across a wide range of complex and varied commercial property transactions for a broad range of clients.

She specialises in acquisitions and disposals, real estate development, landlord and tenant and the marine sector. 

She is a dedicated sailor, having competed at international level, and is current chair of the Royal Yachting Association Cymru Wales.

  • Advising a local council in its first Community Asset Transfer transaction for the £7 million redevelopment of a waterfront. This included drafting and negotiating a bespoke agreement for the lease with licence for the tenant to carry out structural works over two sites, two long leases (99 years) and a suite of eight leases to allow the occupation of the Maritime Centre (including community facilities). Sian advised on the planning and development aspects of the transaction building contract approval and collateral warranties. The transaction attracted national press coverage
  • Advising a client on the 150-year lease of a 450-berth marina with a complex rent structure, licence for the tenant to carry out structural works with building contract and collateral warranties, and a licence for landlord works (£1.9 million)
  • Advising a client on a surrender of an existing RNLI building with removal of the existing lifeboat station and making good the land, together with a new 125-year lease to the RNLI with licence to enable the RNLI to build a new lifeboat station in a new location. Sian advised on the building contract, collateral warranties, statutory infrastructure agreements and s106 agreement. The transaction attracted national press coverage
